SPYRE'S MARKET INSIGHTS

 

With Brisbane announced as host of the 2032 Olympic Games, all eyes are on South East Queensland’s property market as the influx of investment in infrastructure is tipped to drive demand for property in Australia’s river city and surrounding coastal locales.

 

 

Meanwhile, the Gold Coast market refuses to slow down with apartment sales figures for 2021 to date leaving the supposed surge of 2020 sales in its wake.

 

Data sampled by Urbis suggests that the number of apartments sold on the Gold Coast doubled between the closing and opening quarters of 2020 and 2021. This, coupled with a 30% decrease in the scale of projects over the last 3 years has seen the property market benefit from a fairly serious undersupply of dwellings needed to feed the number of people lining up for a Queensland sea change.

 

All of this data suggests this is an incredibly exciting time for the sale of boutique projects on the Gold Coast. Although, with the good comes the bad and this unchartered surge in market activity has created a substantial risk; construction pricing. 

 

Material price hikes, shipment delays and production shortages from local and international suppliers are all in tempo with an increased trade demand and undersupply due to the enormity of infrastructure scheduled on the coast.

 

The federal budget predicts close to 200,000 Australians will flock to Queensland over the next four years, driven mostly by covid-fleeing interstate migrators. The impact on Queensland will ultimately see a seismic shift in the affordable market we’ve known Queensland to be.

Construction planning and activity is progressing at a solid pace across Natura and Cala Dei. Here are the latest construction updates from our collection of boutique beachfront developments on the Gold Coast.

 

CALA DEI, Coolangatta - Builder Appointed:

 

 

Demolition of the existing structure onsite at our Coolangatta project ‘Cala Dei’ commenced in August. We are thrilled to announce that Hutchinson Builders will deliver this project which we expect to be completed in the first quarter of 2023.

 

As Australia’s largest privately owned construction company, Hutchinson Builders have delivered a dynamic and diverse portfolio of projects, we are very excited to team up with them at Cala Dei to deliver a landmark project for Coolangatta.

 

 

NATURA, Burleigh Heads - Level 6 Poured

 

 

The slab for Level 6 at Natura Burleigh Heads has been poured and glazing has commenced.

 

Structure works for the level 1 lobby entry are complete which feature a stunning double height void. The recreational pool and wellness areas on this level are also beginning to take great shape.

 

The curved formed concrete and blockwork is looking incredible, and although still in raw stages, it is incredibly rewarding to begin to see the architectural vision for the project come to life.
