The high end multi-residential market in South East Queensland continued to thrive throughout the month of May, propelled by robust demand and constrained supply. Population growth, fuelled by interstate migration and a surge in downsizers seeking low-maintenance, elevated living, is intensifying pressure on the apartment sector, particularly in Brisbane’s inner city and the Gold Coast. 
 

Despite elevated construction costs and regulatory challenges, premium developments across the south east continue to achieve strong sales results. Spyre are currently in pre-launch preparations for two premium locations on Brisbane’s riverfront and the Gold Coast’s beachfront, underscoring sustained confidence in demand of the prestige market.

 

Approvals for new apartments have declined sharply, with projections indicating a drop from 1900 units in 2025 to just 50 units by 2027 on the Gold Coast. Spyre is extremely proud to be working with the Brisbane and Gold Coast City Councils respectively on two development approvals to assist feeding this demand. 

 

Looking ahead, the high-end apartment market in South East Queensland is poised for continued growth, driven by persistent demand. The Sunshine State’s strong lifestyle appeal and ongoing infrastructure investments position it favourably for sustained interest in luxury apartment living. Brisbane-based developer Spyre Group is well-known in both Brisbane and the Gold Coast for creating some of the best new apartment projects in recent years, predominantly servicing the owner-occupier and downsizer market.

 

Their move into Melbourne came as a surprise to many, but the style of development did not, nor its location.

 

They chose Hampton, in Melbourne's affluent Bayside area, for their first development in the Victoria capital, Hampton Ltd, just 20 apartments and three townhouses on the corner of Thomas Street and Deakin Street North.

HAMPTON LTD

 

This past month has seen significant developments across all three buildings on site, with major milestones reached in both structural and foundational work.

 

In Building A, we’ve successfully completed the concrete pour for the Ground Floor Slab. This involved the delivery and installation of steel reinforcement via crane, as well as the integration of post-tensioning elements including tendons and grout tubes. Stormwater and sewer penetrations have been finalised, and the electrical rough-in for the ground floor is now complete. Dincel wall systems are currently being erected, and the columns for the ground floor have been formed and reinforced.

 

Building B is progressing well, with steel reinforcement, service penetrations, electrical rough-in, and post-tensioning works for the Ground Floor Slab all completed. The concrete pour for the slab has also been finalised, marking a major milestone in the build.

 

Over at Building C, excavation, reinforcement, and pouring of tanks and pits for plumbing have been successfully carried out. A portion of the basement columns and concrete pads have been completed, and work is currently underway to prepare the basement slab with crushed rock and compaction.

 

 

 

 

 

 

MORAY HOUSE

 

Works on site have continued to advance steadily throughout May, with several key milestones achieved across multiple levels of the building.

 

Scaffolding has now been completed up to Level 5, marking a major step forward in the vertical progression of the structure. The suspended slab for Level 5 has been successfully poured and stressed, and work has commenced on the vertical elements leading to Level 6, including the underside formwork.

 

At the same time, formwork has begun for Level 6, preparing the way for continued vertical construction. On the lower levels, internal progress is also well underway—wall framing has started on Level 1, glazing installation and underslung services are being completed on Level 2, and back-propping removal has commenced on Level 3. Meanwhile, formwork stripping has been completed on Level 4.

 

 

 

 

 

 

ARC RESIDENCES

 

We’re pleased to bring you the latest construction update for Arc Residences as of May 2025. The team has made strong progress throughout the month, achieving several key milestones that set the stage for the next phase of construction.

 

One of the most significant achievements this month was the completion of the 2.1-metre-deep transfer beam between the Upper Mezzanine and Level 1—an important structural element for the development. The containment scaffold continues to advance ahead of the main structure, supporting ongoing works above.

 

Installation of the Upper Mezzanine precast panels has been finalised, and the Level 1 slab has been fully prepared, including the reinforcing steel, essential services, and post-tensioning. With preparations complete, the Level 1 slab is scheduled to be poured this week. 

As we look ahead, the team is preparing to move into the typical slab cycles, which will allow the structure to rise more rapidly in the coming months.
